This is a situation where estopple letters that outline key term, including security deposit, and are signed by the tenants will be very useful.As far as negotiation this is essentially a "defect" with the property that you will have to pay to fix.

Perhaps that is being able to work in an area of town that others shy away from or dealing with certain defects when it comes to loans that the Seller doesn't want to deal with, etc.

Conditions of property is as is.I got so fed up I cancelled.sorry for being long winded here but here you can see even in this extreme case where the defect is documented, verified, and caused by their own negligence (if they paid the electric bills the AC would be running and the moisture penetration wouldn't have escalated into a toxic black mold issue) and I had a contract with them prior without the mold and termite issues, even then they didn't care.Hope this helps.

The contract states that if a buyer can provide documentation that an insured home has qualifying damage/defects, the buyer can opt out with full EM reimbursement.I need clairification on how to decifer whether this home is insured or not.

If on the other hand you are attempting to cover up defects in the property, I would question whether it was worth the potential damage to my reputation.However, either way if you can sell direct to the potential home owner with light makeover for substantially more profit than to a rehabber, then sell to the home owner.

Since you know what you did with the property in the C Corp, there should not be concerns of title defects of the owner and I assume the C Corp received title insurance.

Since they are historic I prefer people who comment positively on that item or admire the unit because of its historic nature.Tips they are going to be a pain lots of will you fix this on the visit , like noticing small plaster defects or asking about our list of improvements.
