Cornerstone Community Bank in St Petersburg was one of the last ones in St Pete, and they were bought out by Republic Bank and Trust a couple of years ago, so they are now a large regional multi-state bank, with all underwriting and decision-making done in Kentucky.Flagship Community Bank in Oldsmar is still a local community bank focused on Pinellas County, but they are 1/2 hour drive from St Pete.You may find that it is less important where you bank than it is to establish a relationship with a good mortgage broker or mortgage lender. 

Terms like "Return on investment", "Return of Investment", "Capitalization Rate", "Gross Multiplier", "50% rule" (although I like the 49% rule), etc.... need to be learned and understood.This site is invaluable for learning all this and more.So, to answer your question "won't the deals dry up", I answer, only if the United States becomes a totally Socialist Republic where no one can own any land.

Local Community Banks - River City, Republic, and United Citizens are all great.I have worked with each one of these lenders in some capacity and would recommend you check some or all of them out.
