Hi all,im currently looking at a commerical unit along 43612 on lewis ave.

Well we got over run by the city annexed in and up zoned to Commerical / resi  and a big developer was doing a land assemblage and we sold 2 years ago for 2.2 million.. did Zero to the property other than pay 300 a year in prop tax. as stated.. took over 25 years though LOL..

Raising about 20 head of cattle at Commerical prices should give us an annual return of about $26,000 at the current market prices (at weaning).

There is an entirely different world of rules for 5+ units, as that is the arbritary numebr someone decided on years ago making it a commerical building.

And wished them luck.. on the other end of that we have a Commerical rental with a young up and coming doctor and a double net lease. this is passive I only have to check to make sure we got our rent on time and forward the tax bill to her and the insurance bill..

Do you think a bank or other lender would provide a 60 to 80% advance rate against a portfolio of notes for non-commerical properties? 

Also see what your personal commerical bank (where your checking is) has to offer as it might suprise you.
