While you are less likely to meet a passive investor at these meetups, there is reasonably high chance that you will meet someone that would want to partner with you on the deal as an active participant.

Quitting your job to do real estate full-time is obviously attractive.You could listen to all of us telling you not to do it, but sometimes you just have to take a chance and make the best of it.There's a lot of successful people that didn't know they could fail and succeeded despite the odds.

That way you don't risk any of your own capital, but get a chance to learn and observe first hand, so when you're ready to invest, you're way ahead of the game. 

Your tenant is going to get a free attorney, mine was from one of the largest law firms in America, they use it as a chance to give younger attorneys court experience.

Actually, above that I'd love to see an opt-out clause if X of the raise goal is not achieved before closing.One may try to say it's a bait-and-switch of sorts, on risk levels, to close w/o the full funds IF the chances of quickly closing out the remaining raise are not realistic.
