So far I haven't been able to find a bank or credit union who's willing to put that on paper with one of the biggest factors being my self-employed status and only having one years worth of taxes at the moment.

Looks like both West New York and Union City have areas under the Qualified Opportunity Zone.  

Also, I would recommend finding a real estate agent that you trust, and also start talking to lenders (banks, mortgage brokers, credit unions, etc.)

I called a few local credit unions and was able to secure $20,000 unsecured credit line at 8% interest and another $20,000 at 12%. 

Tried a couple local credit unions and both wanted at least 2 years history for my business (which I don't have yet). 

I called a few credit unions local there, and they told me I have to live in the area to be a member and ultimately to take out a loan. 

(being a union ironworker i have the luxury of being able to do this down the road if I choose)I currently have - 4plex that I bought two years ago.

I am a local union electrician for Alameda county and have been building up a list of contacts of the tradesmen I met throughout my career and got along with on the job site, these individuals specialize in their own trade and are trust worthy people in general which was a big reason we got along.
