I searched the county clerks records and it seems that the previous owners got behind on their taxes a few years ago and wound up getting a tax loan.

Closing costs of $3,000+ on the new loan; the fact that there are new rules that say you have to hold the property for 12 months before a refi (depending on who is doing your refi); and the fact you wound likely need to by your property well under-value to really pull it off.  

Landlords enjoy the "time heals all wounds" principle of real estate.  

A few months ago I had several prospects and wound up with a tenant commuting 45 minutes to Boston and now crickets. 

We wound up receiving multiple offers before even putting it on the MLS.

I wound up with one of the larger brokerages after interviewing both small and large companies.

@salvatoreFirst of all I would say congratulations on your success anyone who's done it knows the hard work that's entailed in achieving and sustaining that type of portfolioLike you I probably have very similar Battle Scars and wounds from all the years of being an investor good and badMy experience the reason most people never cross the finish line is because they failed to get started and simply crossed the starting line. they never take the action needed they never write their goals down and more importantly they don't even know what their goals are they confuse a goal versus a strategy and there's no one there to tell them different. how do you know that you're on the right path to achieve your goal after you own 5-10-20 properties and you don't understand how to become a leader and not a manager and understand it leveraging time of other people's abilities is the true way to scale.
