I have thought about putting one of the leak devices that you can buy to put next to the washer and install it above the dry wall in the ceiling, but if that requires for the actual water to touch it, it may not be very useful as probably by that time, I will already see damage or spotting in the ceiling.

As you get more granular in your market, you can start to price out each feature of the apartment and for example, you will know what adding a washer and dryer in-unit will bring in additional rent.

I actually had a very big insurance claim as a tenants washer machine failed and flooded the whole house which took a couple years to completely finish fixing the damage.

@Kevin C.I read the "De Minimis Safe Harbor Election" allows you to expense everything that's $2500 and under for EACH rental property expense that would normally be depreciated.Refrigerators, oven ranges, washers, dryers etc are all each under $2500.
