@Ryan Watson Ryan the problem with demo ing a home in almost all the cash flow markets and sub 100k homes is the LOTS are WORTHLESS..To replace any kind of home would cost double quadriple what you folks pay for homes in your markets..So if you buy a 40k home that rents for 700 a month..... there is no replacement value except for a catastrophic loss ( fire)..

Plastic off their furniture as well.You can prob handle the old tile demo yourself...it's on slab so shouldn't be that bad.

The other investors will come and tell you costs and what they will pay (after you have a contract in place).Figures for me in Southern Utah:Paint: $2 a ft.Carpet $14 a yd.Granite $36 a ftSod $.25 cents a ftCabinets $50-$75 per box.Tile is $4.50 a ft to lay plus purchase of the tile.Labor, Demo, Cleaning, etc.ADD 20% to the final number!!!!

I'm sure there's someone out there that would put you to work demoing or basic cosmetic work - find that mentor.Build from within - hands on learning is the quickest way to gain confidence.Paul
