I will consider this approach or a variation of it.

I use a variation on Buffett's strategy to avoid paying any meaningful tax on my stock portfolio.1) I invest primarily in high growth stocks and ETFs so currently taxable dividends are minimized.2) I only invest in securities I intend to hold indefinitely so currently taxable capital gains are minimized.

There's quite a few variations in the equation!

I've also considered a number of variations, including using a modified BRRRR strategy to extract cash and do the next one.

Each of our cities in Hampton Roads has a Facebook group for the called Police Scanner with the city name (different variations), where people log scanner activity. 

Even within Indy you will see a large variation, so knowing a "typical" number won't help.I'd start with finding properties in safe neighborhoods with at least decent schools.
