In 2025 what strategies are you utilizing to source off market deals?

Are there investors here in Texas that have utilized and would recommend banks they hold series LLC accounts with? 

Paid off my primary when it got down to 90K.... not a ton of loan left, so I just paid it off, but still had plenty of $$ to invest in other things...it didnt tap me dry to do it.Exactly. 

The hard data that tells me it would not last over duration is the 10 year has a ton more support than the market expected(see current rate).

Better hope paint,carpet,advertising, commissions, and utilities don’t cost $600 or you blew your cash flow, it’s zero.

The question behind the question is that I'm trying to figure out how to communicate with property owners that have under-utilized assets.
