I also have a good vibe about them. only concern is that they have 4 dogs, 3 of which are American pit bulls that are around 40 pounds each. 1 is a pomeranian.I have a monthly pet fee for each pet ($50 for one and $35 for each thereafter).my thinking was that this fee should more than cover any potential damage I can think of. but I'm still a little weary. should I rent to them?

They may charge over $100 per pound for freon for an HVAC unit above a pound or two.If your utility company gets someone out within hours for $20.00 a month never let this.

And, I am in great shape physically having lost 30 pounds this past year. 

Although the trailer is over 10500 pounds.

Tell him you are going to deduct the entire security deposit amount against the amount of back rent owed to him and will now only be pursuing the difference (i.e. if 3k in back rent and 1k in sec deposit, you will now only be pursuing a 2k judgment).If he takes you to court, the judge will rule for you and your 2k and should tell the tenant to pound sand for being an idiot.Again, thats based on what I believe to be the intent of the 21 days and a little bit of what I know.

I guess you can always tell the bank to pound sand.

I would imagine you are getting charged $100+ per pound of Freon. 

 OK I have a similar problem I agreed to let a man and his pig rent a room from me He told me that the pig only weighed 100 pounds the pig weighs 350 pounds now I’m having a hard time With the renter he’s more of a pig then the pig  I only charged him $1000 a month and Pig is making my house smell like a farm  and my renter dosent clean up after the pig or himself should I raise his rent what should I do please help me
