As an accountant I see issues when you have unusual transactions that aren't part of the day to day operations.While I was not part of the decision making team, I was told we narrowed it down to Yardi and Rent Manager because they both incorporate all the different areas, but we chose Rent Manager because of price.

The property had an unusually large entryway that didn't have much use, and small bedrooms that probably turned off other buyers (again, I only learned this by visiting the property).

More importantly, as mentioned earlier in the thread, it's about finding the deal.Here's how I financed one of my first and most creative deals: Back in 1998, the market was barely recovering from the last trough, and even though the market in Ventura county, CA is desirable, back then it wasn't unusual to see a property sitting on the market for a year or more.
