Are the Sunday October 3 events with Brandon Turner and Ashley Kher included in the $750 ticket I paid?

Preferably you pay under market, fix it up (limiting the big ticket issues), cash-flow for ____ years, and in the future sell at market value.

@Brandon Sturgill you brought some really Important points that I did not think before. using having Move in/ Move out checklist helps but to address tenant needs we personally want our tenants to be happy so will communicate with them on that. just discovered Buildium, looks this Platform is solid and far better than Zillow RM. it has a feature to add local handyman, Repairs ticket, status track, Community wall to notify all tenants and much more. i will see if anyone had any success stories using these Platforms. 

Resolution - Ended up getting the tenant & family tickets to a baseball game as he's a big fan.

I’ve gotten most of the leases, a couple of repair tickets and that’s it.

The other unknown factors (not listed in your post) are if any structural framing, roof or other big ticket items are in need of replacement as well which could add to your costs per SF.For a real and accurate answer, best to get 2-3 contractor bids.
