One of the difficulties that I experienced is finding decent places with a secondary suite in my price range (under $350,000).  

Very interested in learning more about rental properties and taking the dive.Also interested in learning more about the challenges serial investors have to see if there's opportunity for technology to improve the process.Can't wait to learn more about the industry and to start our first project.

Hello @Steven Gillmer, much of the comments you have received on this post speak about how prices in MF have risen in Boise and the difficulty of finding a property to pencil.  

Being an LLC how difficult is it to invest in other states than the state in which your LLC is registered?

The barrier is not technological capability - there are 10s of thousands such buildings in Europe {search on Passivhaus} - but lack of will (economic and political).Equally important, and potentially more difficult problem to solve, is retrofitting of existing building stock to achieve significant energy use reductions in a cost effective manner.  

I should disclose I've spent the last five years in a technology sales role, and have grown to be the highest producer in our southern region.

I have difficulty finding comparable comps.  

I originally went looking for a source of knowledge on investing that was talking about the difficulties of investing and not about how it's the end all beat all of get rich paths.
