I had no idea these guys were charging this kind of money to supposedly learn how to syndicate an apartment deal.I'm kind of the opposite - I dont want to use other's money and think if some of these bozos can do it I can - and if I get successful and someone wants to meet me for lunch I wont charge them $30k - we can go hunting or to the gun range or drive off road somewhere and I'm good.   

If you can find a way to break the contract and get it back great but this is EXACTLY the situation where deposits are supposed to be forfeited.

It was supposed to be ready March 2024 but is delayed to August 2024.

i'm in Pittsburgh and can go on Zillow and find supposedly 'affordable' properties all day... that would all make terrible investments. 

I have an LLC that's my management company but I personally own the house (will move it to an LLC at some point).This is what I think I am supposed to do but not sure????

The tenant is supposed to return the property in the same condition as received, minus ordinary wear and tear.

I closed on 2 Class C homes in 2023  that were supposed to be move in ready and full inspections were done.  

Neighborhoods: Gaslamp area”Supposedly they allow for rental of the space when not staying within it.

How else are we supposed to weed out the scammers from the real buyers and sellers? 

I suppose all scenarios are feasible.
