Similarly Market Supply has remained at a more healthy value, but is not indicating any issue or distress of the market.

I don't know which are best but you can bet if it supplies too little the tenants will change them for ones that flow more.

If you are tearing down the plaster/drywall/paneling on the walls and exposing the studs and the plumbing is old (not copper for the supply pipes or PVC/ABS for the sewer pipes) I would update the piping.

For those STR operators and investors that are not comfortable self managing (communication with tenants, scheduling cleaners and organizing supplies) one option is to hire a designated full/part time employee.

you don't need off market land. most land is listed is fine. it's a buyer's market for land in most markets which means more than a 6 month supply. practice underwriting the deals and making offers, find deals they may do owner financing, etc on. 

As an owner is it better to a) install mini splits or  b) make renter supply their own air conditioner.

Low supply leads to rising prices.
