Since it seems like you are not quite in the area yet I would suggest following the Pittsburgh forum and setting up keywords for areas you are interested in.

This one actually seemed the most straightforward though so I was even more shocked by the cost.

You can use Real Estate Websites such as Zillow, Realtor.com, Redfin.com put in your search criteria and add Keywords such as "Motivated Seller," "Seller Financing," etc.

Is the loan straight forward such that if the amount is $100,000 then it's 100,000 X .12 / 12 so payments are $1000 per month, paid on the balloon or starting after six month, plus $2,000?
