A simultaneous closing can only occur with 1 title company because no 2 title companies are the same or require the same things and it can take days, weeks, or up to a month for a county to update it's records showing a title transfer, depending on the county.My suggestion is to get a copy of the recorded deed (showing the deed stamps) from the title company handling the A to B recording or a certified copy from the county recorders office.

If you put together a very nice "sale package" including your pictures with a clear time stamp if at all possible to show it is a current picture and the details of the opportunity, express confidence in presentation and not mention anything about being new to the industry, the question may not even come up.

They needed to sign the form, date it with their choice of gift and return it to me in a self addressed stamped envelope.NOW - I have their signatures on file that they understand the new amount they have to pay and when it starts and they feel GREAT because they got a renewal gift.
