Eric, First, Good idea on searching for a realtor specializing in STRs.

My thoughts:- best advice above is to get a good attorney that specializes in evictions. - Who ever told you that only 30 days notice is required does not know CA law.  

Charges them all for parking passes (on the lots I own), charges for pets, charges to empty the coin op laundry, charges for credit checks etc.  

The bigger REIAs out there have many sub groups that may specialize in fix and flips, landlords, notes, or somewhere in between.
