These buildings will have shared community gardening and parking.I'd like to find an attorney that can help with setting up the HOA & bylaws.The units are all set up as separate entities (separate solar systems, etc...).Yet, there is actually quite a bit to think about in terms of maintenance & other hoa rules.How is the watering of the shared gardening space being handled?

I put solar panels and a tankless water heater to minimize utilities since they are not truly split.

Hi Chris.Gas + solar heating is fairly economical.

In California they will require Solar, everything energy efficient and more. 

In my area, to consider a room as bedroom, you need to have closet, either built-in or standalone (some Cities prefer built-in only), should have a  HVAC vent, but no water heater and no electrical panel in the room. 

Financing, I work as a solar sales Rep, 1099 with no base (love it) but financing has been harder to come by without 2 full years of commissions.

Updated electrical panel, new water heater, reconfigured kitchen with new doors/drawers, new countertops, new sinks, new plumbing fixtures, new appliances(seller provided), new flooring, new interior doors, new vanity, detached single car garage, new garage door opener, and newer heat pump.

In 2021, I knocked doors selling solar as a side job while going to school and STR house-hacked my primary to buy a second home later in the year. 

I currently have a 100 amp fuse box that I want to upgrade to a 200 amp circuit breaker panel.
