Near my house in Green Valley the city of Henderson is actively removing sidewalk/ornamental grass and replacing with water wise desert landscaping. 

On these bigger places, some management companies (concerned with asset preservation) keep a binder listing reocuuring maint. items like that, as well as hardie board recaulc scheduals, pool pump maint. scheds, building paint scheds, sidewalk recaulcing scheds, etc...You can ask to see it during due dilligance--if they have one.It helps with budgeting (proably lives on top of the file cabnets full of leases--if there is one).Good Luck!

I mean the friggen sidewalk is made out of bricks in front of the house.

It is brick exterior, but it also is up against my neighbor's house with a ~15-20 ft wide sidewalk in between so nobody would really be seeing it.
