From OOS investors who lost their shirt.

I went over there today and took photos (have photos of the house time stamped right before they took possession).  

Here are the reasons.One, the additional income will negatively affect the low income tenant who lives on welfares including food stamp, earn income credit and obama care etc. 

The general area called Decatur is a poor area +/- I20 where the hedge funds lost their shirts and buyers are still lured into low priced houses.  2500 rentals in a relatively small area.

I was able to attend 4 or five meetings of the REI Club and everyone I talked to suggested to start off wholesaling, which sounded impossible, so I gave it a try.For the next two years I bought a roll of stamps every month and mailed 100 letters at a time.  

Spend 150 in stamps.
