Have you use Cole Realty, what's your success rate, I heard they don't scrub the Do NOT Call List? 

Keep it simple, vacuum the common areas, quick scrub on the bath and kitchen.

Hello everyone,I am a new investor with one duplex under my belt and i have scrubbed the forums for information on how to avoid the due on sale clause, for those of you that don't know, this is when you roll the title of a property into an LLC effectively changing ownership.

We use existing data to help us make SUPER intelligent decisions about what areas would be best to pick up properties; then download, scrub & strategically price offers to purchase; and get them in the mail. 

Peroxide (12%) is amazing for organic (body) stains and so is soft scrub. 

After we got the tenant out and scrubbed the house, we were able to list it at 189k.

I used to use mytracks then switched to birddogg (I think it was called) after a while I created an app through my small team that monitors my sites and crm it took like 3 weeks and cost a few grand, worked well had all the features of mytracks mixed with birddog but eventually I just found mailing to everyone with equity in the area worked best and scrubbing the list with the usps vacant house database worked way easier. 

Then scrub down to the studs maybe.One thing I rarely see on BP is the routine maintenance landlords must factor into costs.

Who can you recommend that will provide me accurate, quality results in a workable format with a quick turn-around that I can easily interpret, integrate, and scrub?
