I did have to scramble to find additional short term loans to cover all of that and I doing a money shuffle on that level wasn't fun either.

As simply as I can put it, your ARV is really important here...if you are re-fi' ing out, you're looking at 70% ARV...if you get the purchase price incorrect you run the risk of losing the property to foreclosure (or scrambling to make other arrangements if possible).

she said no any time is a good time. i then replied with i saw your property for sale and im a young real estate investor and im looking to do my first wholesale deal. and she was silent for a few seconds which is what messed me up and them scrambled my thoughts.. she then told me she understands what im doing and told me to go on i then told her i just want to find my first wholesale deal so i can get the knowledge and experience and that id be fine if there was a small or no wholesaling fee at the end of the deal... but then she asked if i was approved.

It can get overwhelming at times as it has me scrambling in one direction then another. 

So my next plan of action was doing some research and figuring out how I can make everything work I later realized that I had never asked for seller concessions in the original contract nor closing costs, so quickly I started scrambling to figure something out as my contractor was making his initial bid.

Its my experience that a good percentage of short sales don't go through because the buyer walks after finding another opportunity leaving the short seller scrambling.

Since it takes quite some time to build new houses and structures, people will scramble to buy and rent.

Better start building a relationship with a small lender now than scrambling for one later.
