We are definitely rookies but have been doing the homework for 2 years now and ready to dive in.

Barely a rounding error in all of this.Obviously, not everyone is comfortable with that kind of leverage, and you're right that someone making 70k a year just doing it once for an extra 12k on their tax return it may not make as much sense for. 

Many experienced investors advise that it’s better to spend time (for the rookie) trying to do deals than worrying about asset protection.  

A FSBO seller also has more liability, and doesn't have Errors and Omissions insurance like a listing agent does.

The good ones will be worth it, but many people fail in these programs because of user error.

I started listening to the rookie podcast about 3 months ago and after gaining enough confidence I got my first deal under contract.

I signed up as a pro member a year ago, but just now making a new member introduction.My main reason that I am finally making an introductory post is that I am signed up for the May Rookie Boot Camp and assigned myself preparation homework to do some networking on the BP forum and to make an occasional post.My goal is to find my first cash flowing real estate deal in 2024, so this introduction is my first earnest effort to get out of my comfort zone and start connecting and learning from the voices of experience.Sincerely,Joe
