Good reminder for what I have to watch out for when I move to America. 

This is a good reminder not only for your tenants, but also informs their friends, guests and invitees.

Ironically, we didn't buy this SFH with investing in mind, it has just worked out in our favor.As I have been coming to terms with selling being a very viable option, I have reminded myself that though we are holding it, and it does cash flow, it doesn't necessarily fit our 'model'I have spoken with my realtor and we are meeting on Friday to build a strategy and get it listed.Trying to 'lean in' to this one and stay focused on our 'why'

She was quiet and ignored my reminder on rent/ deposit until I served the 2nd 3 day notice on Sunday.She was fuming and claimed the notice was illegal and demanded a discounted rent because the condition is so bad (not clean upon move in, leakage from fridge, kitchen faucet leakage that he had to fix herself blah blah).

But also @Linda D. makes an extremely good point, in the mean time, stay extremely engaged in surrounding yourself with like minded REI individuals as this will continually remind you and motivate you to stay accountable to your WHY you are doing this. 

I like to check on my properties each quarter and replace air filters so this is a reminder to do that.

Escalate it to at least some type of supervisor.In terms of how you explain it to the Tenant, I would come at it from a relational perspective, and remind them that you submitted the claim as soon as they alerted you to the problem, and that if this were YOUR heat that were out, you would have to wait the same amount of time. 

Reminds me of the 80/20 interest only days (why was that ever considered responsible)
