With 56% appreciation rates in less than 10 years, even the stock market can't beat North Carolina!

Hi Even,I don't know about DPA and Grants but I do have a great program with only 3 precent down and low interest rate.

Your monthly corporate rental rate is $2800 per month and you have an 80% occupancy rate. 

We've seen some unique things in the covid era 2020-2024 like high appreciation (that is not the norm), the low interest rates we had (prior to 2022), and the past year the stock market has done incredibly well (up 20% over the last year).

I spoke with Daniel E who seemed like a nice guy but as I learned more he told me there was a $1200 yearly fee to be a member.

It is in the area that has decent short-term rental rates based on airdna and what property managers are seeing.How much more in maintenance have you all noticed on a short-term rental versus a long-term rental?

It is a fairly signinificant set up fee and monthly charge. 

The best strategy I seem to have deployed so far was to contact all my current tenants and let them know I’d give them a cash referral fee of $250 for anyone they recommend to me that goes through the vetting process and successfully moves in.
