Lastly, let me leave you with a real world experience that happened to me and will illustrate the point of becoming single  minded in the pursuit of your goal.  

How we will know if it is ethical:  is it done honestly with a pursuit of the best possible outcome for all parties?

I'm of the same mind that new construction can significantly offset the risk factors that normally befall real estate investing.With regards to deploying a service that would add value to people in the pursuit, that's a question of oceans. 

Alternatively, if Air BNB/VRBO is not working out, then I can always switch to a traditional lease with long term tenant, also "investment" intent.My point #7 was a thought that did "feel" to me like it would be too manipulative and my pursuit of it wasn't a serious thought but wanted to get opinions just to have full scope of understanding how all this works being fairly new to the 1031 area of knowledge.I'll come back one day in the future and post how it's all progressing.
