I am not too familiar with CO law but, i would absolutely follow the states evictions laws and process and issue her the eviction notice and go to court or CASH FOR KEYS always works.. tell her not only will you forgive her debt but also PAY her to get out upon removal of all personal affects and handing over keys she will be awarded a check or prepaid card for a specified amount.. if you go to court have the other tenant as a witness on your behalf but DONT incentive for helping you as this may be used against you
