Terminating lease with one tenant and not the other

Jenn A.
Posted

We have two tenants on a month to month lease in our rental property. One pays rent on time and the other is consistently late with payments and non responsive to emails, texts and doesn't return phone calls. Last month we had to issue a 3 day notice to comply and received payment on the 3rd day. This month the responsible tenant is paying the full rental amount so they are not evicted. We would like to give the non cooperative  tenant her 30 days notice and terminate the lease. My question is can we terminate the lease with one tenant and allow the other to stay? Are rental is in Denver, Colorado. Thank you in advance for any insight on this issue.
