To me that is to be expected....................................just read through listings and prepared summaries and you soon realize expense numbers are incomplete, out of date, or just plain wrong, NOI is always wrong, so why would you expect a correct cap rate?

Going plain Jane and buying a fully rehabbed property with a conventional lender will cost you 25% down. they are going to want all sorts of reserves, etc and that 25k that you have saved up, unfortunately, will not go far. if you have any questions, feel free to contact me!

Plus I hate the notion of selling one over-priced asset just to turn around and buy another overpriced asset given I have no faith in my ability to select counter cyclical asset classes.If I had a shaker operation or I was just sick and tired of the landlord process (even as passive as mine is) I might feel a bit different.
