Hi Esther, I personally as a property manager in Los Angeles have a process when it comes to tenants not paying rent.

The question is mostly a personal financial planning question and it depends on your preference and what balance of risk and access you'd like and would be comfortable with.

Personally, I would hold onto the home a bit longer.

Personally I question whether the "extras" on policies like Proper's are worth the extra price. 

I 100% agree with the intent aspect and that is an important premise, but the fact is in this particular situation intent for it to be personal use has been confirmed (by way of a public post).

As long as no “healthcare” services are provided (like medication or personal care), it’s not regulated by the Department of Health.

While we were onboarding the property to the system and trying to figure out the automated sprinklers, he was out there every day watering the lawn by hand, stopping the buck and taking personal responsibility.
