My plan is to move in to one while I work on other parcels attached, then develop the 2 residential lots for multifamily and/or STRs.This has stumped several lenders who have told me "we don't do commercial, mixed use, etc" I am at the point where I may need to pass because I can't seem to find a lender able to work on it. 

Then the judgment would need to attach to the property and then you can foreclose.Issues that could come up are I assume there is no third party servicer to claim the payments were or were not made- so there is a he said she said - if they also occupy the property and statements were not sent you cannot charge interest typically on the loan.You will need an attorney involved to see what if it is still collectible.

Because cash out refis are not the same as typical refis, they already have a higher rate attached to them and if the lender knows it’s an investment property then good luck getting it to the cash flow.There is only so much that individuals can afford to pay for rent.

My first option would be to anchor a bottom plate to the floor and a top plate to the ceiling and attach studs to the two plates and not have any actual attachment to the brick.

B buy a building with your credit, get a mixed use approved. don't improve 7000 sq ft as a tenant. all the rich guys are owning real estate. negotiate with yourself market rent and multiple tenants. occupy less than 25%. look at land. don't do this. 7300 sq ft is crazy to build out for a dental practice. get a few other dentists to split the cost with you and do a sale leaseback, you can probably sell the building and roll the business up to a private reit attach real estate to it. 

Those are more questions for a cpa on structure and the attorney for liabilityBut as mentioned you will need a good sec attorney and to create a reg d offering will run you $10-25k, if you went reg a they will run you six figures and has a lot more compliance and costs attached to it

If you're withholding more than $125 you must attach copies of your bills to the itemized receipt.

We have owned two rental condos here & know the AL coast & W FL panhandle well. 

If the deal makes sense for all parties, the lender can push the property to its investors with the financing attached.

Currently I have a 3/1 attached to a 1/1 and I include the utilities in the rent.
