where do I start.... new paint, multiple fixes throughout the house, updating kitchen/bathroom, landscaping landscaping landscaping.

Lawns are mowed, houses are painted, windows are fixed and porches are clean.  

The tenant fails to pay their last month's rent and leaves the place needing new flooring and paint.

Pretty much all the lower end non custom stuff is from there, but they are stained/painted and assembled in the USA.

However, it looks like to the left it connects to another room (maybe the living or dining room) if so, I would see if it was load bearing and maybe take down that wall and make it a little more open, probably put an island where that is.For the outside, it mostly looks like it needs a new paint job, fresh grass, and some pressure washing. 

Then you could buy the doors and drawer fronts from a surplus building supply store and stain or paint to your liking.

I would also try a Behr Marquee or Dynasty paint.

I mean what else are they saying for that $7k, "break-through" revelations of genius like pick 1,2,3 wall colors for your units and paint em all with that keeping the paint codes so refresh paint can be done via touchup.....

Inform them they may be responsible for any smoking remediation that needs to be done on their move-out, such as carpet and curtain cleaning, painting, etc if there is a smoking odor or residue.3.

As long as you follow the rules like lawn maintenance, paint the fence a certain color, keep the house a decent color you'll be fine.
