With our large inventory of 750+ homes, we have numerous "Package" deals. 

The flip is pretty minor, list of what is needed is: paint, floors, carpet, vanities in 2 bathrooms, replace counter tops with granite, appliance package, replace all ceiling fans, lights and fixtures, replace all outlets. 

easy answer - secure a pre approval first ( especially if you have "out of the ordinary" elements to your sacenario

I'm just days away from closing on my first deal, a package of four properties in the Detroit area.
