@Cameron Peters @Zachary Critchett  A package containing your experience, personal financial statement and credit report, how the funds will be used and the exit strategy so the lender will be paid back, are all good starting points.

Nobody in my area charges any type of monthly fees just different split packages.

The fact is, banks originate these mortgage, it's normally sold as a package to investors, and investors buy these mortgages safe in the assumption it will not modify when bought in any way. 

@Brandon Turner any chance you sell these templates in the "Lease Templates for all states" packages you recently put out.Any advice on this much welcomed!
