There isn't much you can do to influence the appraiser.

There are a lot of good syndicators here on BP and around the podcast circuit, but this is just one sphere of influence.  

It's refreshing to know that I'm actually influencing somebody in the world  with this thing I'm so passionate about... real estate.I started to think, "what if that was god telling me, 'I'm testing you how bad you want this.

The good news is that you, as the borrower, would be able to discuss the property, great sales comps, and highlight it's improvements (if any) and put it in the best light as possible to help influence the appraisal.

So many people let the fear of the unknown influence their decisions!

FYI, when I got into RE I started getting into conversations about the market, investing, etc and  quickly realized that there were more investors in my immediate sphere of influence than I originally thought!

The insurance looks a little high but that might be influenced by the hot tub or the age of the property. 

How you talk to people has a direct result on influencing them.

We do at least two open houses every weekend, we pass out professional flyers, we’ve contacted our sphere of influence, we tell everyone we meet we’re Realtors...it seems like we’ve done everything!
