I'm looking into cities of central AR (LR, NLR, Benton/Bryant) Hot Springs area, and NW AR (Fayetteville, Rogers, Bentonville).If you don't mind me asking, what is it you like to offer new investors?

Just trying to offer insight to what has been going on in our world. 

If I add up all the lender fees and my holding costs—like points, origination fees, and interest —I can figure out how much profit I’ll make and what my maximum offer should be.

I say that because every decent legit place I know of in market, yes offers the option of doing just tenant placement, for self-managing. 

I just had a vacancy come up in the middle of a fourplex escrow and the seller had the unit re-rented in under a week for $50/more per month. 6) Yes it's hot, but with individual metering the landlord doesn't foot the electric bill 7) Yes the market is competitive here, but mostly for 3/4 unit properties.

I knew some of the top court house guys and they did volume 50 to 80 deals a year  average profit on those given the Uber competition and having to pay HML rates was 20 or less..

Offer: $575K.

The seller had an offer for 250k.

A mid-term rental could be an great option during the 6-7 months you're away since it appeals to traveling professionals, remote workers, or individuals relocating and offers stable income without the constant turnover of short-term rentals.
