We have LVP in garden apartments that have taken on water, and we haven't had an issue.

This could be from moss growing on the shingles and they brushed the moss off before listing.

General maintenance (fixing broken things, snow removal, gardening and the like) is probably another 10 to 15%.

I am looking at 2-unit apartment buildings and many of them have a "3rd" unit as a garden or basement.
