This will also be explained to listing agent at offer submission, that "there's a good chance you may wind up getting both commissions in this transaction"...The only moral or ethical issue I could imagine here would be that "my intentions were wrong from the start, and/or I have used my expertise to take advantage of someone."

I did this because the apartment was cheap and used the horrible 120 volt electric driers that took 3 runs to actually dry a full load of clothes (they were piped wrong as well).Anyway, moral of the story, you will most likely not get an engineering student who is bored and anal enough to do a cost analysis on his laundry lol.Here's a quick summary of what it costs to do laundry with Anchorage electricity prices:

@Bill Gulley@Jeffrey Goldman@Micah Copeland   its exactly these questions and the responses that are really give wholesaling a bad name here you have someone who wants to do this but does not really know what to do but is ONLY worried about him getting out of the deal no worry for the poor seller and the predicament you could put them into with your basically false contract.. then others who think its perfectly ok to just stick Wiesel clauses in these deals while you throw up a bunch of crap and see what sticks... what ever happened to being honest forthright and getting your ducks in a row before you start...
