If I get the money in 2025, could I then use the other 90% as a capital loss on that year's taxes?

I would love to talk with a lender to get a better handle on the products that help investors BUT in my strategy, I am leaning toward NOT using hard money at first(if I can avoid it).

Even the funding alone is easier since you now have a cash flowing property that can help you fund your seed money faster. 

The distance and detachment is too much to make it worth it at this point in your journey, not knowing much about what you want to do.

We have been able to save up some money for our first turnkey multiple unit building.

In Summary: Wall Street and the stock market is handing other people your money, hoping after you let them make a ton on it no matter which way it goes, that end of day you will be left with what you put in and profit to make it worth it's while.
