There are some very good localized mentors that hang around BP and contribute with excellent advice and information on forums, podcasts, and articles.  

Make sure you have someone you trust running the numbers with you, and if that someone is a mentor or person that is very busy offer to bring them deals, pay them for their time, or bring some type of value to them (work for free on other things they are not good at and you are). 

I'm not asking for a mentor, but just some advice from local investors in my market to help the new guy out with getting started.

I know the general basics of the market, the business model, etc, but I was hoping to take my knowledge to the next level.My biggest goal right now is to own a rental property before I graduate college (currently a junior in high school).For context, I love reading books about investing and personal finance (I have a very solid foundation of knowledge built up) and I currently have a portfolio of about 11k between stocks and crypto. 

The best way to invest that $105k is to find a mentor who has conducted extensive market research for investing out-of-state.

Many much admired mentors in multiple markets would not be as lucky.Our projects circa 2007 required a lot of work before we could sell them.

I was reffered to Fund and Grow by one of my mentors called Bob Leonetti and soon after then I joined Fund and Grow couple of months later to get my credit repaired and to my surprise,all the negative reports and all other derogatory items were all deleted within 3 months.

Is there anyone out there willing to teach/partner (preferably teach/mentor) me when it comes to wholesaling , lease-options, etc....been wanting to get started for years just need and want the correct assistance to help me!
