They bring a deal to a syndicator  buyer and then get a small equity slice of the deal along with the commission.So you make commissions but also through deal with syndicators get small equity slices that over time can start adding up.

In that case usually you gain experience but might get a very small slice like 10 percent on the deal.Another option is to get the land entitled and site plans approved and be in for a certain price and then flip the property or contract to a large developer to take over and do themselves.Whatever you do the longer you can negotiate the purchase and sale for the better generally.
