The painting of the main level is almost complete and we have started the demo of the kitchen.

The property was built into the side of the hill where the lower level is significantly out of the ground.

This will be out of state so our comfort level is not great.. thanks!

It’s a split level of sorts – there’s a Main level, an Upstairs above that, then a Ground level that used to be the garage but was converted.On the Main level is the kitchen, family room, 3 bedrooms, full bath with washer and dryer.  

Being guided by someone that has done and still does what you want to do, at the highest level is a great strategy to shorten the learning curve.

Got an AO last night finally after 3 rounds with multiple offers at 11pm - 2 duplexes, updated and mint condition (I don't see that often), $406.000 for the package, $4,400 in current rents.

You take out the 30K of equity in the house by doing a cash-out refinance and use that 30K to invest into another property while your tenant is paying $900.All in all, it depends what your tolerance level is.
