You would be better off getting a pharmacy built with solid construction sitting on 2 acres and a hard corner for the same cap rate with no rental increases and more tax write off.I have some triple net buyers but many of my clients have moved to the retail strip sector.

I worked at a hedge fund that invested in publicly traded REITs for less than two years and covered the strip center, apartment, and hotel sectors.

The town's commercial sector is not the best, quite a few business are leaving, growth is stagnant.  

In my case, I came on for a summer as an intern and worked two weeks in each sector of the company (accounting, lease admin, property management, brokerage and asset management).

There are government contractors in every sector that specialize in nothing but government contracted work.
