Some layouts take a percentage of the principal loan raise (2-6% in the case of GroundFloor).

They make small houses feel even smaller when the house only has a few windows and of the few they do have some can be only about 3' x 1.5' in certain areas of the house.Also don't like layouts that don't make sense.

Bedrooms in 1 of the units are small, and the layout is awkward. 

And vice versa for me - on my properties, if there is something I can not do and need to get a contractor - electric, plumbing, HVAC I do what I can to save time and money, when hiring them.I even have a bug man (exterminator), while he sprays for insects, I lay out the bait for rodents and other small animals, by saving this 20 to 30 minutes, I save a $100.

Without having more details about the layout of your house and garage and lot, were I in your shoes, I would see if it's possible to convert the garage to an ADU and what the lowest cost to do that would be.  

Alas no.  2 units can be brought online for this season, but the other 2 need more major work (reroof and  layout issues).You mentioned paying the agents commission...how much is that?

Sometimes I lay out different move in dates and payment options to let them see on paper that maybe they could move in earlier.Tenant B:#1 is red flag because girlfriend is not old enough to sign a contract.
