It is covered under ADA. 

I'm aware of ADA guidelines, and don't have a problem with service animals.I have a problem when people outright lie to me and I have a tendency to make things a little personal so I want to make sure I'm being fair since in the past I have been a little "lax" so to speak on this tenant/property in the past.Just curious what some of you would do-or if you've had a similar situation.

Also, this means only a dog or miniature horse is covered per the ADA law.

You could go overboard and put in ADA wheelchair width front door and bathroom door If you wanted to dedicate this unit long term to elderly customers.Just my 2 cents. 

You are then going to take this contract and market it to a "private mailing list" (because you cannot market it to the general public) for 105K.Keep in mind the general public has already been advertised this house for 100K, Now you have to find a buyer that will never ever find it listed for 100K (from the MLS, a newspaper ad a flyer).

You need to think of and treat the request for a service animal as a request for an ADA reasonable accommodation request which must meet three legal tests:1.

Or look into a househack through a duplex, single family with an ADA for airbnb, etc.What are you looking to put down?
