Make sure you understand how a claim works, how contracts work, and how a "judgement" could happen before you worry about how many eggs you have per basket.

My question would be is there anything negative on the report such as collections or judgements, this is a huge red flag. 

Judge allows eviction to proceed and issues judgement for money owed.

The State published guidance landlord/tenant handbook is silent on this specific scenario, so absent clarifying guidance elsewhere there is really a judgement call to be made as you are not 'required' to offer anything.

The 2nd reason I closed the LLC's is because people can still sue you, personally, and they can easily collect their judgements from your LLC's.

No landlord judgements or chargeoffs on credit.

However, don't be afraid to talk to multiple realtors because sometimes they can have different judgements on the property. 

My previous tenant didnt pay their water bill for $525, I'd like to go after them for a judgement. 

Chances are she won’t show and if she does, I have all the evidence so a judgement should be fairly easy.
