Ironically I am well versed in computers and have been a long time internet user, I do have to admit I haven't used forums that much.

Although, ironically, our 'bad neighborhood' purchase has performed well.

There is ironic humor when you ask about using an attorney to handle mailing in a pre-prepared AOM (simply put in mail and send) but get what seems like no advice on the file as it pertains to title, credit, bankruptcy and origination.

Ironically I'm going to do some wholesaling there soon as I see opportunity to buy due to financially stressed people and sell to NYC buyers who have "disposable" income.  

Looks like they are just trying to take advantage of the circumstances now - "strike while the iron is hot" philosophy in play IMO.

.- keep in mind that things like spices, towels, sheets, tp, paper towels, propane for bbq's, cleaning supplies, coffee filters, soap, have to be kept up to date, clean and refilled when you have weekly renters. 

I have a 2 story duplex in Eveleth MN with a nat gas boiler in the basement. The chimney is old and falling apart, some of the liner has collapsed. I'm looking for contractors to give me quotes on fixing this chimney....

This can be costly to remedy and adds no real monetary value for the big expense.Plumbing-is the stack cast iron?
