Now for the refi, needed to have really strong income and credit with plenty of funds in the account to show proof of funds, so after all that couldn't refinance either without bringing 40% of the property value to the table.

I want to BRRRR SFH on the lower end of the scale, and there are PLENTY of homes in the 15k - 45k range.

With that said I do see plenty of referral fee agreements online but most are for % of listing agents commission rather than this colleague paying me 3% of the sale price.

I am in Austin there is so much to learn and plenty of ways to do so. 

A homeowner can get as many bids as they like from participating HERO contractors and there are plenty contractors to choose from, just check the HERO directory.
